In Yorba Linda, Realtors® work every day to help their clients realize their dream of homeownership

Southern California is notorious for its high-priced real estate. In fact, you may think the home prices in our area are too much for you to afford — especially if you’re a first-time buyer.

This is where having a professional Realtor® on your side can really work to your advantage. Before you count yourself out of the market, open your mind to some of the lesser-known tricks for buying a house for less in Yorba Linda.

No. 1: Consider Less-Popular Locations

Home buyers typically avoid making offers on listings that are located in classically undesirable locations. Some examples include properties situated along busy streets, close to freeways and those that adjoin commercial properties.

Because these properties are traditionally harder to move, sellers price them accordingly.

So while you may also have to discount your price slightly when you eventually sell the house, this can help you find a home that suits your needs as well as your budgetary constraints.

No. 2: Learn to See Beyond the Superficial

Few home buyers can see beyond a listing that’s cluttered, dirty or seriously outdated. However, flippers understand that these houses can be big money-makers with the right updates.

Listings like this typically hit the market at lower prices, which means you may be able to find one you can afford. You’ll have to move quickly, however, before the flippers beat you to the punch.

When touring these homes, force yourself to look beyond the obvious and consider what you could do with a little time and effort. If all the property needs is a deep cleaning, a coat of paint and a few cosmetic updates, you could potentially buy below market value and build equity quickly.

No. 3: Look at Homes with Only One Bath

This may be the biggest budget home-buying tip of all. Few potential buyers will even look at one-bath listings — and they usually get priced accordingly, otherwise, they could languish on the market for months.

If you can live with a single bath, or if you can find a way to add another bathroom, you can get more square footage and better amenities than you might otherwise be able to afford.

Again, you will have to price the home accordingly when it comes time to sell. But if this limitation allows you to realize your dream of buying a house, you may see it as a small price to pay.
